The newest independent estate agent to set up in Bramhall, Leighton Snow is no stranger to our friendly village. Having grown up locally, Leighton has worked in and around Stockport for years, just recently setting up his own agency with partner and agency manager Gemma Lumby.

I Love Bramhall met up with Leighton and Gemma at their shiny new office to find out how they plan to shake up Bramhall’s property market.

Based on Fir Road, on the first floor above the pharmacy, Leighton Snow’s premises are clean and crisp, having been recently renovated and brought up to date. The office is ideally located, with free parking just outside and the convenience of a semi-residential setting.

Leighton and Gemma both live in nearby Cheadle Hulme but Leighton has a long-held affinity for his childhood base – as a youngster, he attended Ladybrook Primary School; as a teenager Bramhall High, and has worked close by for many years at estate agents in Cheadle and the Heatons. Both Leighton and Gemma spent time at estate agents down South but after several years in and around London, the pair decided to head back home, where they would finally fulfil their dream of setting up their very own agency.

A week ago, filled with excitement and anticipation, they opened their doors to the public. Leighton and Gemma have started welcoming customers already and are hopeful about their future. Finding a gap in the market between expensive, local agents and cheap but impersonal online services, Leighton and Gemma have created a transparent business model that combines the set fee appeal of online estate agents with the one-to-one customer service of local bricks and mortar agencies.

A people person, Leighton says that having that personal contact with clients really makes a difference when it comes to serving each customer’s goals. He enjoys the variety of his job, meeting new people and visiting different properties daily, but is equally committed to doing right by the customer to ensure their needs are met. With two decades’ experience as an estate agent, Leighton says that being honest and genuine is key to a successful client relationship; selling a house doesn’t have to be an expensive upheaval with the right people managing the transaction.

Leighton Snow offers three packages, each of which is transparently priced, and the business doesn’t take a percentage of the sale price – unlike most high-street estate agencies. The Basic Package is just £1,000 upfront and includes a for sale board, advertising on Rightmove, marketing across social media, professional floorplans and an e-brochure, negotiation and full sales progression through to completion.

The next level up – the Traditional Package – adds a printed sales brochure and is priced at £2,000, paid only when the property is sold. The third option is the Prestige Package – again, payable only when the house sells. The for sale board is upgraded to a hanging option, floorplans are made available in 3D format and clients benefit from video tour production, premium glossy brochures and an EPC. The Prestige Package also includes a premium listing on Rightmove and unlimited accompanied viewings.

Many of the elements that come with the higher-spec packages can also be added to the basic package as optional extras, giving clients full flexibility when it comes to choosing what’s best in their individual circumstances. Leighton Snow also works with a number of trusted partners, including a mortgage advisory company and solicitors, which can streamline the property sales process for customers also looking for these additional services.
